Our success stems from our ability to identify opportunities where others see challenges and consistently deliver strong results for our stakeholders.Position Summary:The Operations Manager is responsible for overseeing the day-to-day operations, maintenance, and technical functions of the shopping mall. This role is an onsite position at Londonderry Mall located in Edmonton, Alberta. This role ensures the property is safe, well-maintained, and operating efficiently to deliver an exceptional experience for tenants and visitors. The Operations Manager leads a team of building technicians, maintenance and operations personnel, and contractors to uphold the highest standards of service, sustainability, and cost-effectiveness.Key Responsibilities:● Lead, motivate, and supervise a team of building technicians, maintenance and operations staff, and service contractors.● Develop and implement work schedules, performance objectives, and training plans.● Foster a culture of safety, teamwork, collaboration, and accountability.● Oversee all building systems including HVAC, electrical, plumbing, and mechanical systems, along with fire and life safety systems with the Security, Fire and Life Safety Manager● Ensure timely response to maintenance requests and efficient resolution of operational issues.● Plan and execute preventative maintenance programs to minimize downtime and extend equipment lifespan.● Manage service contracts and coordinate third-party vendors for maintenance, janitorial, security, HVAC, waste removal, vertical transportation, snow removal, landscaping, pest control, and other service contracts● Assist in developing and managing the annual operations and maintenance budget.● Monitor operational expenses on a monthly basis by reviewing actual and forecasted budget expenses. Identify cost-saving opportunities without compromising quality or safety.● Review and approve purchase orders, invoices, and service agreements related to operations.● Ensure compliance with all building codes, fire, health, safety, and environmental regulations.● Ensure tenants are compliant with all mall operating guidelines and protocols● Working with Tenant Coordination, support with the review of design and mechanical drawings from Tenants for compliance and approval● Ensure Tenants are compliant with permit, insurance, and license requirements by appropriate regulatory bodies● Lead emergency preparedness planning and training for staff with the Security and Fire and Life Safety Manager● Maintain accurate documentation and inspection reports.● Support planning and execution of capital improvement projects and renovations.● Liaise with contractors, engineers, and consultants to ensure work meets quality and timeline expectations.● Work closely with property management and leasing teams to support tenant operations.● Foster strong tenant relations and respond promptly to tenant inquiries and operational concerns.● Ensure high standards of cleanliness, comfort, and presentation throughout the property.Qualifications:● College diploma or university degree in Building Systems, Engineering, Facilities Management, or a related field.● Minimum 5–7 years of experience in property operations, facilities management, or building maintenance, preferably in a retail or commercial setting.● Strong technical knowledge of HVAC, electrical, plumbing, mechanical, and fire safety systems.● Proven leadership and people management experience.● Excellent communication, problem-solving, and organizational skills.● Proficiency in MS Office and computerized maintenance management systems (CMMS).● Certification in Building Operations, Facilities Management, or related trades (BOMA, SMT, BES, etc.) considered an asset.Why Join LeyadAt Leyad, you’ll be part of a collaborative and forward-thinking team that values integrity, innovation, and performance.
