Job Description

PURPOSE / OBJECTIVEOverseeing the design, cost, programming, quality control and construction management of new lounges, hotels and renovation projects. RELATIONSHIPSReports to: Project Director Supervises indirectly (functional reporting): Consultants, ContractorsRESPONSIBILITIESProject Establishment, Budget Development, Design ControlEffectively support project team in the process of project establishment, budget development and selection of project consultantsProvide timely and constructive feedback on local design codes, local practice, authorities regulations, as well as on construction requirements that will affect the design provisionProvide design development support and advice to ensure the works are done in accordance with the design guidelines, standards, brands and budgetCo-ordinate the Design Team to ensure the proper co-ordination of design parameter for different tradesSupport team to facilitate and monitor the progress against the master program milestones during the design phase Tender Strategy and ControlContribute to the planning for contract packaging and the scope of work to achieve optimisation on tender pricing and timely award of contractsReview the tender list, evaluate tender pricings and study value engineering options and negotiation strategyParticipate in tender negotiations to obtain the best value on tender offered, and actively follow-up on the award of tenders to ensure proper documentation and registrationProject ImplementationLead site planning and inspections: safety and site cleanliness, location and routing of temporary facilities and utilities, review mock-ups and reports to ensure proper quality control, construction schedule controlWork with Quantity Surveyor and Finance on cost control based on the project budgetAdminister contracts impartially, reasonably, and proactively to safeguard the interests of the companyManage risks and act in a timely manner to protect the interests of the companyEnsure proper recording and timely approval of drawings, samples, mock-ups, queries, amendments, and official government documentsLiaisonCo-ordinate, negotiate, and clarify with the relevant government authorities on their requirements for the design of the projectSupervise relevant parties for local authority submissions, establish and maintain effective relationships with local authorities and to ensure all required authority licenses are completely grantedDocumentation and HandoverComplete the entire development and handover to the Operator (lounge, hotel, retail outlet) and Buyer with proper training, manuals, as-built drawings, testing, commissioning and defect managementOversee handover procedures and defects rectificationMonitor arrangement for project close out, settlement of final accounts and the deployment plans for project team membersCRITICAL SKILLS AND EXPERIENCEDegree in Architecture, Engineering, Surveying or a construction related discipline, preferably with relevant professional membershipMinimum 10 years’ project management experience in luxury hotel developments or mixed-use developmentsStrong in construction management with working knowledge of development processes, construction sequences and detailsFluency in written and spoken English is required for all project sitesMust be the residency of IndiaPREFERRED SKILLS AND EXPERIENCETrack record in managing contracts of complex natureKnowledge in local languages and construction regulations of the site locationPERSONAL ATTRIBUTESPossess high integrity, uncompromised ethics and business conductResult-oriented and hands-onExcellent communication, managerial and interpersonal skills
