Job Description

We are looking for a Property Manager to join our small but mighty team who will be accountable for all aspects of the daily property management operations for a portfolio of commercial properties in Ontario, representing 1 million sq. ft. of grocery-anchored retail centers and featuring Canada’s top AAA national tenants and essential-service brands. Backed by the mentorship of our executive accounting, construction, and development team members, your focus will be on rent collection, providing reliable, timely, and efficient day-to-day management of the properties with an emphasis on best-in-class service to the tenants while meeting the investment objectives of the owners.Responsibilities:Tenant Relations Delivering excellent service to tenants by establishing and maintaining professional working relationships with tenants, resolving tenant inquiries and enhancing the overall tenant experiences at the propertyCollecting rental revenue including delinquent accounts, tracking and analyzing accounts receivable, issuing demand and default noticesCommunicating with tenants on the day-to-day property maintenance and account issues facilitating service and ensuring timely completion of workCollecting tenant-insurance coverage (COI)Property MaintenanceCoordinating all operational activities to maintain the interior and exterior of the property in accordance with the company’s objectives and clients’ directivesMonitoring the property’s structures and operation of building systems (HVAC equipment, electrical, and other mechanical systems)Overseeing regular maintenance and safety programs, implementing preventive maintenance programs and other service contractsConstructionProviding updates on leasing of vacant unitsPreparing and showing leasable spaceCoordinating tenants move-in and move-outFinancialsIdentifying other sources of income for the property and implement programs accordingly (e.g. parking, storage, events, etc.)Analyzing and maintaining the property’s performanceOtherDealing with slip and fall incidentsIdentifying, implementing and monitoring sustainable practices, including energy use/conservation programs, sustainability and environmental initiatives; tracking utility consumption data and expensesMaintaining databases for portfolio including tenants, contracts, service providers/vendors and emergency contact information, leasing abstracts, etc.Be on call for afterhours’ emergency situationsQualifications:Minimum 3-5 years of retail or commercial property management experienceProficiency in contract negotiationStrong understanding of building systems and terminologyProficient in Microsoft Office: Excel and WordExperience in Yardi is an asset  About Us:Maverick Developments is built on the belief that hard work, strong relationships, and relentless tenacity can elevate the human experience and create communities people truly love to live and shop in.
