Sales Manager – Residential New ConstructionPosition SummaryThe Sales Manager is responsible for leading, developing, and overseeing the Sales Department for a residential homebuilding company. This role ensures alignment with company objectives, delivers exceptional customer experiences, and maintains full compliance with Georgia real estate laws. The position is focused on leadership, strategic planning, performance management, and team development rather than direct selling.The ideal candidate will hold active Georgia and Alabama Real Estate Licenses, as well as Georgia and Alabama Broker Licenses.Key Responsibilities1. Leadership & Team DevelopmentRecruit, onboard, train, and mentor a high-performing team of on-site New Home Sales AgentsEstablish clear sales goals, accountability standards, and performance expectationsConduct regular one-on-one meetings, coaching sessions, and quarterly sales meetingsFoster a culture of professionalism, collaboration, and customer-focused serviceLead ongoing performance evaluations and provide continuous feedback and development opportunities2. Sales Strategy & PerformanceDevelop and execute sales strategies to achieve closing volume and revenue goalsMonitor market trends, buyer behavior, and competitor activity to guide pricing, positioning, and incentivesForecast sales performance and prepare weekly, monthly, and quarterly leadership reportsAdjust strategies as needed to maintain consistent performance and meet company objectivesPartner with executive leadership to develop incentive programs and support new community launches3. Customer Experience & Relationship ManagementOversee the customer journey from initial inquiry through closingResolve escalated customer concerns, contract issues, and service challenges professionally and efficientlyEnsure all sales interactions reflect company brand values, integrity, and service standardsCollaborate with construction, design, and warranty teams to maintain clear and consistent communication4. Sales Operations & ComplianceManage contracts and sales documentation to ensure accuracy and regulatory complianceMaintain organized and audit-ready sales recordsCreate and enforce standardized contract and sales processes across all communitiesServe as Broker of Record (or work under the current Broker until licensed)Promote ethics, transparency, and professionalism in all sales activities5. Market Evaluation & ReportingContinuously analyze market conditions, competitor activity, and local real estate trendsProvide data-driven insights to leadership for pricing strategy and community growth decisionsIdentify new sales opportunities, emerging markets, and potential expansion areasAnalyze sales data to uncover performance gaps and improvement opportunities6. Marketing Collaboration & Community PresencePartner with Marketing to coordinate open houses, CE classes, and community eventsEnsure alignment between marketing initiatives and sales objectivesDevelop networking and community engagement standards to expand brand visibilityOversee the presentation of model homes, signage, and sales offices to ensure consistency and professionalismQualifications & ExperienceActive Georgia Real Estate License reguiredGeorgia Broker License preferred (or must be obtained within six months of hire)Minimum of 5+ years of new home sales experience, including 2+ years in a leadership or management roleProven ability to lead, coach, and motivate high-performing sales teamsStrong knowledge of new home construction, contract processes, and financing optionsExcellent communication, negotiation, and relationship management skillsProficiency with CRM platforms and sales analytics toolsAbility to balance strategic planning with hands-on leadershipCompensation & BenefitsCompetitive salary commensurate with experience and leadership scopeAnnual performance-based incentive opportunityComprehensive benefits package including medical, dental, vision, 401(k) with company match, and paid time offCompany-provided technology and tools to support performance management and reporting
