SUMMARY:Reporting to the Operations Supervisor, the Senior Building Operator will be responsible for overseeing operational activities across our portfolio of properties, including office, retail, industrial, and mixed use. The role will be a hands-on member of the team ensuring that the properties are maintained to the highest standards and are a positive representation of the Company.COMPANY PROFILE:Aquilini Group (“AG”) is a diversified family business founded in Vancouver, BC more than 50 years ago with roots in the real estate development and construction industry. Today the company owns and manages an international real estate portfolio that includes commercial and residential properties, hotels, golf courses, vineyards and blueberry and cranberry farms. In addition to its ongoing pursuits in real estate development and construction, AG has expanded its holdings to include assets in the sports and entertainment, renewable energy, aquaculture, tourist attractions, restaurants and food and beverage industries.Key Responsibilities· Solid understanding of DDC systems. · Able to conduct thorough inspections of building equipment and systems such as major mechanical, plumbing and electrical systems. Monitoring, reviewing, and working with contractors to ensure optimal operations of building systems, equipment and components and recommend upgrades and adjustments, including HVAC, Boilers, Chillers and Cooling Towers, BAS and DDC oversight.Performing standardized inspection routines for all properties for operations and maintenance, ensuring properties consistently have the highest standards.· Communicate with commercial tenants on daily basis. · Ability to follow SOPs. Source vendors and obtain quotes for repairs and capital projects in accordance with budget guidelines.Oversee landscaping, snow removal, exterior cleaning, line painting, lot maintenance for all property assets.Maintain property assets to exceed industry standards, enhancing property value and curb appeal for tenants and customers.Collaborate with the team to review existing trade work, contracts, and oversight for cost savings and quality improvement.Perform related duties as required or assigned.· Versatility and flexibility with job dynamic.Perform routine general repairs and maintenance as required. Plan and execute quarterly and annual site maintenance for properties.Perform painting, power washing and exterior washing projects when required.Respond and carry out tenant repair calls in a timely manner.Update and utilize work order software.Assist in creating and updating maintenance and project schedules.Skills and Requirements:Must have minimum 3-5 years of relevant or related work experience – building operations and/or mechanical equipment. Must be self-directed and team-oriented, with proficient organizational and problem-solving skills. Ability to collaborate with teams from different departments.Must possess excellent communication and interpersonal skills.Must have the ability to gather information, accurately assess issues, seek support and take direction as necessary.Must have the ability to work in a fast-paced environment and quickly develop working relationships with a broad range of individuals, both internally and externally.Must have basic computer skills (MS Office, Outlook).Must possess a valid driver’s license.Must pass a Criminal Record Check.Must be available for Emergency calls outside of business hours.
