Main job duties and responsibilities: Oversee the day-to-day operations of the mall, ensure all services and facilities function efficiently. Coordinate mall team and contractor employees works to oversee daily operations included security, housekeeping, landscape and pest control, parking, waste collection, mall administration and customer service. Negotiate contracts with cleaning, maintenance, and security service providers to ensure high standards and cost-effectiveness. Build and maintain positive relationships with tenants, address concerns and facilitate lease compliance. Oversee contracted services such as facility management, housekeeping, security, and parking operations. Prepare and manage the mall’s operating budget, control expenses and optimize revenue.
Handle emergencies such as power outages, security incidents, or natural disasters, ensuring minimal disruption to operations. Oversee the management and upkeep of parking facilities, ensure they are well-lit, clean, and accessible to visitors. Oversee the design and execution of mall interior decorations, seasonal displays, and landscaping to enhance customer’s experience. Oversee and manage the daily cleaning operations, ensuring that restrooms, public areas, and common spaces meet the highest cleanliness standards through effective scheduling and supervision of cleaning staff and contractors. Coordinate with the marketing team to ensure mall promotions are executed smoothly and do not disrupt normal operations.
Prepare detailed monthly or quarterly reports on mall performance, including occupancy rates, tenant turnover, and operational costs. Ensure timely payments collection from tenants (rents, charges, deposits) and payables towards company and ensure all invoices are regularly paid in coordination with the finance and management. Handle all conflicts and dispute situations amongst tenants, customers, mall visitors with help of security, in a smooth manner to avoid any disruption to mall operations.
