Strategy, Policies & ProceduresDevelop and implement an annual strategic leasing plan for the asset portfolio, focusing on underutilized properties to align with business goals. Recommend long-term space optimization or redevelopment strategies based on market and asset insights. Implement policies, procedures, and best practices to improve the profitability and efficiency of the leasing unit. Handle all work-related information confidentially to protect the interests of the organization.
Asset and Tenant Portfolio ManagementDevelop strategic business cases for portfolio expansion or space conversion. Identify new development opportunities through site analysis, feasibility studies, and stakeholder collaboration to support portfolio growth and value creation. Identify underperforming or unused spaces and propose strategies for repositioning them to enhance overall asset value. Collaborate with Projects and Procurement teams to process tenders for new projects and facilities. Coordinate and follow up with relevant departments for the maintenance services of leased properties. Monitor the leasing pipeline, especially for high-priority properties. Ensure all leasing projects are aligned with strategic priorities.
Analyze the existing tenant portfolio to identify risks of losing tenants and explore retention or growth opportunities. Market & Financial AnalysisLead property market surveys to gather data on competing lease rates and trends impacting leasing strategies. Recommend pricing strategies and leasing terms for key properties to maintain market competitiveness. Review and secure approval for strategic lease proposals and financial models, ensuring alignment with business and financial goals. Evaluate high-value leasing opportunities and recommend optimal deal structures. ReportsPrepare leasing performance reports for various locations to support decision-making.
Collaborate with senior leadership to prepare and deliver strategic presentations for management reviews and approvals. Develop and maintain dashboards to track key leasing metrics and insights. Synergies with StakeholdersWork closely with Admin, Procurement, and Projects teams to ensure seamless repositioning and maintenance of leasing assets. Build and maintain strong, long-term relationships with tenants and investors to ensure high performance. Talent ManagementGuide and support the Leasing Development team on projects and deliverables. Foster a culture of continuous learning through training on emerging leasing practices. Other TasksPerform any other responsibilities or work tasks as assigned by the Line Manager.
Qualifications & ExperienceBachelor’s degree in Business Administration, Engineering, Finance, or a related field (preferred). Valid Real Estate Broker License (RERA) or equivalent certification. 5 to 7 years of experience in leasing or asset management, with a strong background in developing and executing strategic leasing plans across large-scale or mixed-use property portfolios.
