Role: Head of Operations & MaintenanceCompany: Luxury Real Estate DeveloperLocation: Cyprus, LimassolRole Department: Real Estate Facilities Management Employment Type: Full-timePosition OverviewOur Client is seeking an experienced and highly organized and commercial Head of Operations & Maintenance to oversee the day-to-day management of our real estate facilities portfolio across Cyprus. The successful candidate will ensure that all properties are maintained to the highest standards, operations run efficiently, client satisfaction is consistently achieved, and the company’s portfolio of managed properties continues to grow.Key ResponsibilitiesOperational ManagementOversee daily operations and maintenance of residential, commercial, and mixed-use facilities.Develop and implement operational policies, procedures, and best practices.Monitor service delivery to ensure compliance with contractual obligations and client expectations.Coordinate preventive and corrective maintenance programs.Business Development & Portfolio GrowthIdentify opportunities to expand property management portfolio.Build and maintain relationships with property owners, developers, and investors.Prepare proposals and presentations to secure new property management contracts.Support senior management in achieving growth targets for the company.Team LeadershipManage and supervise technical staff, subcontractors, and service providers.Ensure staff training, development, and performance evaluations are conducted regularly.Foster a culture of accountability, safety, and customer service excellence.Financial & Contract ManagementPrepare and manage annual operational budgets.Monitor expenses and ensure cost-effective solutions are implemented.Oversee vendor contracts, procurement, and negotiation of service agreements.Health, Safety & ComplianceEnsure compliance with Cyprus building regulations, health & safety standards, and environmental guidelines.Implement and monitor safety protocols for staff and contractors.Client & Stakeholder RelationsAct as the primary point of contact for property owners, tenants, and stakeholders.Address and resolve client concerns in a timely and professional manner.Provide regular reporting on facility performance, budgets, and improvement initiatives.Qualifications & SkillsBachelor’s degree in Engineering, Facilities Management, Business Administration, or related field (Master’s degree is an advantage).Minimum of 5–7 years’ experience in operations/facilities management, preferably within the real estate or property management sector.Strong leadership and people management skills.Solid knowledge of building systems & track record of sustaining and building a portfolioFinancial acumen with proven experience in budget management.Excellent communication, negotiation, and business development skills.Fluency in Greek and English (both written and spoken).Strong problem-solving and decision-making abilities.What We OfferCompetitive salary and performance-based bonus.Relocation packageIf a candidate is coming from Greece it will also come with tax benefits on income taxOpportunities for professional development and growth.Dynamic work environment with a supportive management team.
