Head of Property Management (Emaritization)

Job Summary:We are looking for a dynamic and experienced Head of Property Management to lead and oversee all aspects of our property management division. The successful candidate will manage the performance of the facility management, portfolio management, and leasing teams, ensuring operational excellence, asset value optimization, and tenant satisfaction across our real estate portfolio in Dubai.Key Responsibilities:Develop and implement the overall property management strategy aligned with company objectives and market trendsOversee the day-to-day management of residential, commercial, and mixed-use properties across the portfolioMonitor portfolio performance to ensure high occupancy rates, rental income optimization, and asset value enhancementLead the leasing team to meet occupancy targets, drive tenant acquisition, and manage renewals and terminationsApprove and manage leasing strategies, pricing models, and marketing campaigns based on market analysisSupervise all facility management functions, ensuring timely maintenance, safety, compliance, and operational efficiencyImplement and monitor preventive and corrective maintenance programs across all propertiesOversee property budgets, service charge collection, operating expenses, and financial reportingMaintain strong tenant relationships, address tenant concerns promptly, and ensure high levels of tenant satisfaction and retentionEnsure compliance with all applicable Dubai Land Department (DLD), RERA, and health and safety regulationsLead, develop, and manage the property management, facility management, and leasing teamsLiaise with owners, investors, legal advisors, contractors, and government authorities as neededProvide senior management with regular reports and insights on portfolio performance, leasing status, and operational risksDrive continuous improvement across all property operations through innovation, technology, and process optimizationRequirementsBachelor's degree in Property Management, Real Estate, Facilities Management, or Business Administration (MBA preferred)Minimum 10 years of relevant experience, with at least 5 years in a senior property management role in DubaiStrong knowledge of Dubai real estate laws, RERA regulations, FM standards, and leasing practicesProven leadership and operational management experience across a real estate portfolioStrong financial, negotiation, and reporting skillsProficiency in property management systems (e.g., Yardi, SAP, or similar)
