GRS Recruitment is working with a prestigious single-family office seeking an accomplished and internationally minded Head of Real Estate to lead its global property portfolio, including investment assets in the US and luxury residences across Europe. This role offers a rare opportunity to shape the strategic management of a world-class real estate portfolio combining investment oversight, financial and legal governance, and hands-on operational leadership. Initially based in Limassol, the successful candidate will relocate to Switzerland in 2026 as part of the Family Office’s strategic move. If you’re a sophisticated real estate professional who excels in complex, multi-jurisdictional environments and values precision, integrity, and excellence, this position offers an outstanding platform to make a lasting impact. DUTIES AND RESPONSIBILITIESLead and optimize performance of global real estate assets, ensuring strong returns and operational excellence.Supervise property management teams, approve budgets, and oversee CAPEX, leasing, and tenant relations.Conduct financial modeling, valuations, and underwriting for existing and new investments.Coordinate refinancing, acquisitions, and divestments with external advisors.Manage and maintain family residences across Europe, ensuring top-tier standards and readiness.Oversee budgets, cash flow forecasts, and consolidated financial reporting for leadership.Negotiate contracts, manage legal and compliance matters, and mitigate risks.Serve as the central point of contact for all real estate matters, liaising with internal and external partners.Support long-term investment strategy and advise principals on asset optimization.CANDIDATE PROFILEExtensive experience in real estate asset management, investment, or property operations.Proven track record in financial modeling, valuation, and underwriting.Deep understanding of US and European property markets.Strong legal literacy and contract negotiation skills.Skilled in managing multi-jurisdictional assets and diverse stakeholders.Highly organized, analytical, and discreet with excellent communication skills.Fluent in English and Russian (French or German advantageous).EU/EFTA passport required.Willing to be based in Cyprus with relocation to Switzerland in 2026.Calm, loyal, and composed under pressure.COMPANY BENEFITSOpportunity to lead strategic real estate initiatives within a private wealth management environment.Work within a dynamic, close-knit team with a collaborative working culture.Chance to be part of a business planning a significant relocation, offering unique international exposure.Competitive salary package with benefits tailored to the role.Supportive and professional working environment encouraging personal growth.
