Job Title: Lease Negotiations & Landlord Relations SpecialistLocation: Century City, Cape TownContract Duration: 12 MonthsRate: R250 per hourJob OverviewWe are seeking a skilled and proactive Lease Negotiations & Landlord Relations Specialist to manage property lease renewals, negotiations, and landlord relationships across a diverse property and telecommunications portfolio. This role requires strong negotiation abilities, excellent stakeholder management, and familiarity with property legislation and town planning. The ideal candidate will ensure that lease agreements are efficiently managed, costs are effectively controlled, and disputes are resolved promptly.Technical / Professional QualificationsRelevant 3-year Degree / National Diploma or equivalent experience in Property, Town Planning, Law, or a related Built Environment field.Understanding of basic business principles.Knowledge of Property Legislation, leasing processes, and applicable regulatory frameworks.Familiarity with internal policies and procedures.3–5 years experience in a similar role.3–5 years negotiation experience.3–5 years experience working with property, base stations, or telecoms (advantageous).Key Performance IndicatorsEffective engagement and management of key stakeholders.Optimised ground rent costs and improved lease expiry profile.Timely resolution of landlord and internal queries.Successful negotiation and signing of lease agreements.Knowledge and Experience RequiredStrong landlord dispute resolution and influencing skills.Contract management expertise and understanding of basic contract law.Stakeholder and relationship management proficiency.Excellent interpersonal and communication skills.Knowledge of the Town Planning environment.Ability to interpret and work with geographical maps.Core CompetenciesUnderstanding of basic telecommunications principles and site layout.Strong negotiation and dispute management skills.Excellent communication skills for liaising with landlords, contractors, and internal teams.Contract management and business acumen, with the ability to interpret contract clauses and ensure compliance.Strong organisational skills to manage multiple leases, renewals, and workload.Effective problem-solving skills to address issues arising during negotiations or cession processes.High attention to detail, with strong reporting, Excel, Smartsheet, and systems proficiency.Key ResponsibilitiesBuild and maintain strong business relationships with landlords.Engage stakeholders, including landlords, government bodies, and associations, to support long-term strategic objectives.Implement leasing strategies aimed at maximising onward tenancies and ensuring long-term cost containment.Manage timely lease renewals and rental renegotiations, with a focus on reducing rental costs.Facilitate effective communication between landlords, internal teams, and contractors.Conduct regular site meetings and provide updates to landlords.Handle dispute resolution to ensure business continuity and mitigate risks.Manage the ground rent direct expense budget.Support site activities and access (including upgrades) by coordinating with landlords and relevant stakeholders.Maintain accurate reporting and tracking of lease agreements, statuses, and negotiations.Collaborate with internal landlord relationship teams to ensure alignment within the broader property management framework.Participate in ad-hoc projects as assigned by the line manager.
