Job descriptionLeasing Property ManagementMeeting potential clients and agents on a daily basis, providing them with the most recent availability list, making sure that each unit is leased as quickly as possible. Receiving enquiries and answering all queries via phone, messages and emails. Conduct thorough market research to understand current property trends, demand, and competition in our target area.Analyze rental and sales prices, vacancy rates, and tenant preferences to identify potential opportunities and challenges. Identify any necessary improvements or renovations to make properties more attractive to tenants.Establish competitive and realistic rental and sale prices based on our market research and property assessment, considering factors like location, property size, amenities, and market demand when setting prices.Establish good relationships with tenants by being responsive to their needs and concerns. Offer excellent customer service and promptly address maintenance requests and inquiries.Clients Booking Form: Preparing all the booking forms for new and existing tenants.New Tenant Background Check: Scanning all the documents upon receiving an offer, verifying employment, checking credit history such as, Bank Statement and Salary certificate to ensure the proper source of income and affordability to minimize the risk of late payments or cheque bounce. Marketing:Oversee marketing, and other promotional activities for leasing and sales of residential and commercial properties .Develop a comprehensive marketing plan on a weekly basis to promote our properties to potential tenants and buyers. Create a compelling marketing plan that includes online listings, social media promotion, and traditional advertising if applicable. Utilize high-quality photos and detailed property descriptions in our listings.Property ToursConduct property Visit regularly and oversee tenant move-in or move-out .Coordinating with the maintenance team to move in units.Regularly maintain and inspect properties to address any repairs or issues promptly. Provide a positive living environment to retain tenants and attract new ones.Follow up on Bounced cheques and legal matters :Contact the tenant immediately to inform them of the bounced check. Informing them via email and calling them, set a clear deadline by which the tenant must provide the payment in case of failure, the case is then forwarded to the legal department.Maintain detailed records of all communication and actions taken regarding the bounced check. Contract Expiry Follow-ups: Start the renewal process well in advance of the lease expiration date by calling them and sending them a reminder email. Develop strategies to encourage tenant lease renewals, such as offering improvements to the property.
