About Rivn GroupRivn Group is a Calgary-based real estate investment and management firm focused on disciplined ownership, operational precision, and capital-efficient value creation. We are launching with two office buildings in the Beltline, with plans to scale across urban Alberta. We are looking for a versatile operator who can manage day-to-day operations, tenant relations, leasing support, and building systems with the mindset of an owner.Position OverviewThis is a multi-functional role combining responsibilities typically split across Property Manager, Assistant Property Manager, and Building Operator positions. The ideal candidate is hands-on, technically capable, organized, and comfortable interacting with tenants, contractors, and ownership.You will oversee daily operations, building systems, maintenance, vendor management, tenant services, basic leasing support, and coordination of small capital projects. This role is ideal for a driven individual who wants broad exposure and career growth within a fast-scaling owner-operator platform.Key Responsibilities1. Tenant Relations & CommunicationsServe as the primary point of contact for all tenant interactions, questions, concerns, and service requests.Maintain strong tenant relationships through regular communication, proactive follow-ups, and professionalism.Ensure tenants understand lease obligations and support them in navigating building rules and procedures.Coordinate tenant move-ins/outs and maintain accurate documentation of tenant issues and resolutions.2. Property Operations & Building SystemsConduct regular building inspections, walk-throughs, and condition assessments.Monitor and support the operation of HVAC, plumbing, mechanical, electrical, BAS, life-safety, and other core building systems.Complete routine maintenance tasks (filter changes, minor repairs, equipment checks, cleaning of mechanical rooms).Oversee and execute elements of the preventative maintenance program, maintaining logs and system documentation.Respond to after-hours emergencies as needed.Maintain a safe and clean environment, including occasional physical tasks.3. Vendor & Contractor ManagementCoordinate and supervise service providers (HVAC, plumbing, electrical, janitorial, security, landscaping, snow removal).Obtain pricing and quotes, negotiate service agreements, and ensure work is completed to Rivn standards.Manage repair requests, seasonal maintenance, and ensure compliance with safety and environmental standards.4. Leasing SupportAssist ownership in maintaining show-ready vacant suites.Support leasing efforts by coordinating tours, preparing spaces, and relaying inquiries.Work directly with prospective tenants and brokers to provide access and information.Assist with landlord work and tenant improvements coordination.5. Financial, Budgeting & ReportingAssist with preparing monthly operations summaries, variance notes, and invoicing support.Accurately code and approve supplier invoices; maintain documentation and digital records.Support accounts receivable follow-up and rent collection in coordination with accounting.Provide input into annual operating and capital budgets.6. Capital Projects & Construction SupportAssist ownership in planning and executing small capital projects and tenant improvements.Liaise with contractors, obtain pricing, monitor progress, and ensure timely completion.Maintain equipment life-cycle data and help track long-term asset plans.QualificationsRequired3–7 years in property management, building operations, facilities, or a related commercial real estate role.Familiarity with HVAC, mechanical, and electrical building systems.Strong communication skills and comfort dealing directly with tenants and contractors.Ability to self-manage, prioritize, and adapt to changing needs.Basic proficiency with Microsoft Office; ability to learn PM/accounting software quickly.Valid driver’s licence.Assets (Nice-to-have)Building Operator certification (BES, Power Engineer 5th class) is an asset but not required.RECA license in property management.Experience in office leasing support, brokerage interaction, or landlord’s work.Experience preparing budgets or working with accounting teams.Experience coordinating small construction projects.Yardi or similar property management software familiarity.Ability to read basic mechanical/electrical drawings.Why Join Rivn Group?Work directly with ownership and leadership on every aspect of commercial real estate operations.Broad exposure to asset management, building systems, leasing, and construction.Opportunity to grow into a senior role as the portfolio expands.Be part of a disciplined, entrepreneurial, hands-on real estate investment platform.
