Position SummaryWe are seeking an experienced, highly organized, and tech-savvy Property Manager with U.S. property management experience (work on-site in Panama), to oversee the daily operations, financial performance, and strategic growth of our real estate portfolio.This role requires a strong combination of operational supervision, financial management, legal understanding, and leadership. The ideal candidate is proactive, detail-oriented, and comfortable managing multiple properties while using modern property management platforms such as Buildium, HappyCo, Hostify, GoHighLevel, Monday.com, and other digital tools.You will work closely with the CEO and the operations team to ensure that all assets operate efficiently, profitably, and in full legal compliance.🔑 Key Responsibilities1. Property & Contract ManagementCreate, review, and maintain rental contracts in both physical and digital formats.Oversee lease renewals, vendor agreements, and freelance service contracts.Ensure all documentation complies with legal, financial, and regulatory requirements.Review contracts prior to tenant move-ins.Monitor property listings and performance on platforms such as Encuentra24.2. Financial OversightReview monthly reports for rent collections, utilities, maintenance, and other property-related expenses.Ensure accounts receivable are up to date and manage follow-up with tenants on overdue payments.Contact tenants with late payments (up to 15 days after due date) and manage communication with delinquent accounts.Prepare and monitor financial budgets for each property and for the company overall.Oversee and manage the company’s billing, invoicing, and sales processes.3. Operational & Legal SupervisionEnsure all rent, utility, maintenance, and service payments are completed on time.Supervise legal, municipal, or regulatory processes and ensure proper follow-up.Maintain accurate records, contracts, and documents in compliance with internal and legal standards.4. Portfolio Expansion & Investment StrategyEvaluate new property acquisition or renovation opportunities.Conduct financial analysis, return evaluations, and feasibility studies for new projects.Coordinate due diligence, negotiation, and closing processes for acquisitions.Analyze opportunities in short-term rentals (e.g., Airbnb), multifamily, land development, and renovation projects.5. Team Leadership & Cross-Functional CoordinationCollaborate with key team members, including:Operations & Maintenance CoordinatorClient Growth & Success SpecialistAccounting & Administrative AssistantLead monthly performance, operations, and profitability review meetings.Work closely with the CEO on staffing, hiring, and strategic decisions.6. Technology & Process OptimizationImplement and improve systems for CRM, task management, and financial automation.Ensure the proper use of technology for document control and operational efficiency.Optimize internal workflows and promote a data-driven culture with dashboards and reporting tools.💡 RequirementsBachelor’s degree in Business Administration, Real Estate, Finance, or a related field.Minimum 3 years of proven experience in property management, real estate operations, or financial administration.Strong knowledge of real estate law, contracts, and financial reporting.Proficiency in technology platforms: Buildium, Hostify, HappyCo, GoHighLevel, Monday.com, Google Workspace, and similar tools.Excellent communication, negotiation, and leadership skills.Ability to manage multiple priorities and work under pressure.Bilingual (Spanish–English) is a strong plus.🎯 What We OfferCompetitive compensation based on experience.Opportunity to lead a growing real estate portfolio.Professional growth in real estate technology and automation.A collaborative and tech-forward work environment.
