Real Estate Procurement and Contracts Specialist

Job Description

1. Procurement (Real Estate & Construction Focus)Receive and review procurement requests for construction materials, engineering services, design consultancy, contractors, and project management services.Prepare and issue RFQs/RFPs for contractors, subcontractors, and suppliers specialized in real estate and construction.Evaluate technical and financial proposals in coordination with Engineering, Development, and Project Management teams.Conduct negotiations with contractors and suppliers to secure best pricing, quality, and delivery timelines.Issue purchase orders and follow up on material deliveries, project service milestones, and contractor performance.Prequalify vendors, contractors, and consultants for real estate development projects.Maintain vendor performance records and update the approved vendors/contractors list.Ensure procurement activities align with project budgets and development schedules.2. Contracts Management (Construction & Development Projects)Prepare, draft, and review various contracts including construction contracts, consultancy agreements, design & supervision contracts, and service agreements.Use standard contract forms where applicable (FIDIC, EPC, Design & Build, Lump Sum, Unit Price).Review scope of work (SOW), project specifications, and commercial terms to ensure accuracy and compliance.Manage contract lifecycle from initiation and negotiation through execution and close-out.Track contractual obligations, deliverables, milestones, and variations.Coordinate contract amendments, extensions, claims, and change orders with project teams.Ensure all contracts comply with legal requirements, building codes, and company policies.Maintain organized contract documentation and audit-ready records.Skills and Competencies:Strong understanding of construction procurement, real estate development processes, and supply chain operations.Knowledge of contracting standards such as FIDIC and construction agreements.Excellent negotiation and vendor management skills.Solid ability to analyze technical and financial proposals.Proficiency in ERP systems (SAP, Oracle, Microsoft Dynamics) and procurement platforms.Strong communication and coordination skills with engineering and project teams.High attention to detail and ability to manage multiple projects simultaneously.
