Key AccountabilitiesStrategic Collaboration: Partner with senior management team to translate business goals into actionable leasing plans, ensuring every property decision supports the broader corporate vision.Site Acquisition & Development: Proactively scout and assess new market opportunities, presenting data-backed proposals for new store locations to internal stakeholders.Portfolio Performance Management: Continuously analyze the performance of the current store network, providing strategic recommendations on lease negotiations, store relocations, or closures to enhance overall portfolio health.Financial & Cost Control: Manage the leasing budget, negotiate optimal rental terms, and identify opportunities within the existing portfolio to boost sales performance and operational margins.Transaction Excellence: Maintain rigorous standards for all leasing documentation and real estate transactions, ensuring compliance and quality.Stakeholder Engagement: Foster and sustain robust, collaborative partnerships with key landlords, property developers, and relevant regulatory bodies.Internal Support & Problem-Solving: Act as a trusted real estate advisor to internal teams, efficiently resolving location-specific challenges and ensuring smooth store operations.Reporting & Forecasting: Develop comprehensive budgets, financial forecasts, and regular business reports for all leasing activities and capital projects.Candidate ProfileEducation: A degree holder; a background in Surveying, Land Management, or a property-related field is highly regarded.Experience: 8+ years of proven experience in property leasing, retail industry will be a advantage.Technical Knowledge: In-depth familiarity with key property legislation, including the Landlord & Tenant Ordinance, Building Management Ordinance, and Deed of Mutual Covenant.Core Competencies: A polished negotiator with strong relationship-building skills and the ability to influence at all levels.
