About The RoleQuantum Project Infra Pvt. Ltd. is seeking a skilled *Valuation AM/ Manager* to support our pan-India real estate valuation and advisory practice. This role involves executing valuations of land, buildings, and development projects, preparing financial models, conducting feasibility studies, and supporting business decisions for acquisitions, sales, and investments. The position offers exposure to large-scale projects across India, working with top developers, investors, and financial institutions.Key Responsibilities1-Real Estate Valuation & Financial Analysis Conduct valuation of land, residential, commercial, and mixed-use developments. Develop financial models including DCF, ROI analysis, and sensitivity scenarios. Analyze property market trends, pricing benchmarks, and revenue projections.2-Regulatory & Compliance Support Ensure valuation reports adhere to RERA, RBI, and other applicable guidelines. Support in reviewing municipal approvals, FSI calculations, and TDR policies.3-Market Research & Data Management Conduct comparative market analysis for project feasibility. Track real estate transactions, demand-supply metrics, and city-level developments. Maintain valuation databases in collaboration with the internal research team.4-Client & Stakeholder Interaction Work with banks, investors, and developers to support valuation requirements. Prepare valuation presentations and assist senior leaders in client discussions.5-Risk Assessment & Due Diligence Identify risks in land and project transactions. Support due diligence activities for acquisitions and redevelopment projects.Qualifications & Experience Bachelor’s degree in Finance, Real Estate, Economics, or related field (Master’s preferred)/ CFA 4–7 years of experience in real estate valuation, feasibility studies, and financial modelling. Familiarity with India’s real estate market, regulatory norms, and development frameworks. Certifications such as IOV, RICS, or progress towards them are an advantage.Skills & Competencies Strong command of valuation methodologies (DCF, cost, income, market approach). Proficiency in Excel, Argus, and real estate modelling tools. Good analytical, presentation, and stakeholder engagement skills.
