A Reputed Company is looking for Head of Land Acquisition - Real EstateJob Description / ResponsibilityJob SummaryWe are seeking a highly experienced Head of Land Acquisition to lead the sourcing, evaluation, negotiation, and closing of land for residential, commercial, and mixed-use developments. The ideal candidate must have a strong network of landowners, brokers, and local influencers across Dhaka and surrounding regions, with deep knowledge of land documentation, mouza records, RAJUK/DAP zoning, and joint venture deal structures.This role is crucial for driving the company’s project pipeline and long-term growth.Key ResponsibilitiesLand Sourcing & Pipeline DevelopmentIdentify strategic land opportunities in Dhaka, Narayanganj, Purbachal, and emerging growth zones.Build and maintain strong relationships with landowners, brokers, and community leaders.Create and manage a robust land acquisition pipeline aligned with business goals.Negotiation & Deal StructuringLead all meetings with landowners and stakeholders.Negotiate joint venture (JV) terms, revenue sharing, flat sharing, and cash components.Structure win–win Development Agreements and secure Power of Attorney.Ensure deals align with company profitability and strategic direction.Legal & Documentation OversightCoordinate full land vetting (title search, Khatians, Deeds, Mutation, Parcha, Dag/Khatian mapping).Verify document authenticity through lawyer, sub-registrar offices, and DC office.Ensure compliance with RAJUK, DAP zoning, and applicable construction laws.Feasibility & Project EvaluationEvaluate land based on FAR potential, road access, zoning, topography, utility connections, and market demand.Coordinate preliminary project concepts with architect and finance teams.Prepare land feasibility reports and business cases for management approval.Team Leadership & CoordinationBuild and lead a high-performing land acquisition team (field officers, surveyors, assistants).Monitor daily/weekly progress of land leads and closing stages.Train team members in documentation, negotiation, and site assessment.Relationship ManagementMaintain strong communication with landowners throughout negotiation and agreement stages.Handle sensitive issues with diplomacy, professionalism, and cultural awareness.Foster long-term partnerships for future expansion.Reporting & ComplianceMaintain accurate records of all land leads and acquisition activities.Prepare weekly/monthly land acquisition reports for management.Ensure all deals are legally sound, documented, and recorded.Educational RequirementsBachelor/HonorsMastersSkills Required: Business Development, Management and Leadership, Real Estate Development, communication and interpersonal skill., Analytical Skill, NegotiationExperience Requirements8 to 15 year(s)The applicants should have experience in the following business area(s):Consulting Firms,Real Estate,Developer,Real Estate Startup,Land ManagementAdditional RequirementsMinimum 8–15 years of experience in land acquisition for real estate developers.Proven track record of closing JV projects in Dhaka or major urban areas.Strong relationships with brokers, landowners, and local influencers.Exceptional negotiation ability.Analytical & feasibility evaluation skills.Strong communication & networking skills.Ability to handle fieldwork and pressure situations.Leadership capability to manage acquisition teams.Deep understanding of:Land laws & documentation (Khatian, Mutation, Deeds, Parcha)RAJUK/DAP zoning rulesFAR calculation & building guidelinesDevelopment Agreements & Power of AttorneyJob LocationDhaka
