Our client is a leading Approved Housing Body committed to providing high-quality, sustainable social and affordable homes across Ireland. They are heavily focussed on fostering thriving communities and are currently seeking an experienced and dedicated Housing Manager to oversee a portfolio of properties across Dublin and surrounding counties. The role will be responsible for the end-to-end management of a designated portfolio of properties and tenancies. This is a critical client-facing role that requires strong organisational skills, expert knowledge of housing legislation, and the ability to handle sensitive tenant issues with professionalism and empathy.The successful candidate will ensure excellent standards of housing management, maximize rental income, minimize voids, and promote tenancy compliance Key Responsibilities1. Tenancy and Estate ManagementManage the full tenancy lifecycle, from sign-up and induction to termination and void management.Conduct regular estate inspections to identify maintenance issues, assess lease compliance, and promote a positive living environment.Actively manage complex cases, including breaches of tenancy agreements and Anti-Social Behaviour (ASB), following all established protocols.Represent the AHB at the Residential Tenancies Board (RTB) in mediation and tribunal hearings as required.2. Rent and Financial ManagementOversee rent accounts, ensuring accurate and timely collection of rent and service charges.Proactively manage and reduce rent arrears through consistent intervention, setting up realistic repayment plans, and providing guidance on welfare supports (e.g., HAP/RAS).Process HAP/RAS documentation and liaise regularly with relevant local authority housing departments to ensure compliance and prompt payment.3. Maintenance and Void ManagementCoordinate day-to-day and cyclical maintenance requests, liaising directly with contractors and tenants.Manage the efficient turnaround of vacant units (Voids Management), ensuring rapid re-letting while maintaining quality and cost control.Ensure all properties comply with relevant health and safety standards and the Housing (Standards for Rented Houses) Regulations.4. Stakeholder and Community LiaisonDevelop strong working relationships with tenants, resident associations, and local community support services (HSE, Túsla, MABS).Liaise closely with Dublin City Council and Fingal County Council on nominations, scheme development, and regulatory matters.Promote effective tenant participation and engagement initiatives across the portfolio.Essential Requirements:Minimum 5 years of experience in housing management, property management, or estate management, preferably within the Approved Housing Body (AHB) or Local Authority sector.Strong working knowledge of Irish housing legislation, including the Residential Tenancies Act, Housing Acts, and relevant welfare/support frameworks.Proven experience in arrears management, void management, and handling ASB cases effectively.Experience managing teams of housing officers.Excellent communication, negotiation, and conflict resolution skills.High level of proficiency in Microsoft Office (Word, Excel) and housing management software (e.g., CRM systems).Full, clean Irish/EU Driving Licence and access to a reliable car for North Dublin site visits.Desirable:Relevant professional qualification in Housing Management, Social Policy, Property Management, or a related field (e.g., CIH qualification).Please share a copy of your latest CV to rhughes@macdonaldandcompany.com if you would be interested in finding out more about the role
