This role builds upon the core responsibilities of the Real Estate Investment Analyst and represents the next step toward serving as a “deal lead” in the future.The Investment Associate will work closely with team members internally, including service line leads, Investment Professionals and will engage directly with external partners, investors, lenders, and development collaborators.How You’ll Contribute (Responsibilities)Pre-Acquisition/Pre-Development Provide pre-acquisition input and review including offering memorandums, financial and operational assumptions, construction of pro-formas, identification of funding sources, soliciting proposals, supporting the effort of originating and negotiation of debt financing, and preparing funding applications. Review, understand and advise on due diligence materials for acquisitions and investments. Participate in the creation, development, and preparation of presentations and materials to potential investors and firm acquisition and development partners.Deal Structuring Will assist with deal structuring and negotiation of investment terms, including coordination with legal counsel.Third Party Management Will coordinate and manage Third Party consultants from engagement to completion of the due diligence requirements (Appraiser, Engineer, Environmental, Property Condition and Zoning Consultants).Due Diligence Undertake all due diligence responsibilities – often time sensitive - including detailed analyses of a property’s title and entitlement status, engineering and environmental condition, operations and related financial statement review, analysis of market and competitive position, and other typical pertinent due diligence issues.Problem Solving Will apply proper judgment with issues/problems discovered during the due diligence period and formulate sound plans to mitigate problems/riskClosing Will monitor transaction progress; correspond with and between several different departments (legal, operations, property management, and investments) to coordinate closing and assist with investor and lender negotiations.What you bring (Skill sets, education, etc.) Strong analytical abilities, meticulous attention to detail, and excellent organizational skills. Ability to manage multiple complex tasks in a fast-paced, deadline-driven environment. Highly “teachable” with a proactive, “can-do” attitude and strong sense of ownership. Strong interpersonal skills and professional communication style. Expertise in Microsoft Excel and PowerPoint; proficiency in financial modeling including development budgeting and private-equity-style waterfall structures. Strong understanding of pro-formas, real estate finance, and investment analysis. Experience with Argus Enterprise or comparable commercial real estate software is a plus. Bachelor’s degree in accounting, Finance, Real Estate, Business, or a related field required; MBA or similar advanced training preferred. Prior experience in investment banking, private equity, real estate advisory, commercial real estate brokerage, or similar analytical roles strongly preferred. 3–5 years of real estate investment experienceGet to Know UsWant a glimpse into who we are and why we do what we do?
