This multi-billion-dollar project is foundational to the country's economic future, involving the development of premium commercial, residential, retail, and leisure real estate. The organization requires strategic thinkers to identify and structure the high-value commercial deals that will populate and activate the city.Role SummaryWe are seeking a Senior Manager/Manager – Business Development to lead the identification, evaluation, and structuring of strategic commercial opportunities. This role is crucial for converting large-scale development plans into executed, revenue-generating real estate transactions. The successful candidate will drive deal origination, conduct detailed financial feasibility analysis, and manage the full life cycle of complex sales and partnership agreements with high-value international and local investors.Key ResponsibilitiesDeal Origination and Pipeline ManagementIdentify and proactively pursue potential investors, end-users, and partners for commercial, residential, and mixed-use real estate plots and developments.Develop a robust pipeline of high-value business development opportunities aligned with the project's master plan and strategic objectives (e.g., attracting Financial Services, IT/BPO, and international retail).Conduct initial presentations and lead discussions with high-level corporate decision-makers and investment groups.Financial Feasibility and StructuringPerform detailed financial modeling and feasibility studies for proposed transactions, including ROI analysis, valuation, and risk assessment for various development plots.Structure complex real estate deals, defining commercial terms, drafting Heads of Agreement (HOA), and ensuring agreements comply with SEZ regulations and internal financial mandates.Work closely with Legal and Finance teams to finalize transaction documentation and successfully execute sales contracts.Market Intelligence and StrategyContinuously monitor local, regional, and global real estate and investment market trends to identify new opportunities and competitive risks.Provide strategic recommendations on product mix, pricing, and development phasing based on market demand and investor feedback.Stakeholder ManagementCultivate and maintain strong relationships with key external stakeholders, including consultants, international brokers, investment banks, and corporate advisors.Coordinate seamlessly with the internal Investment Promotion, Marketing, and Technical teams to ensure a unified approach to commercializing the project.RequirementsExperience: Typically 5-10 years of experience in Business Development, Investment sectors, or Commercial Real Estate Sales/Development. Proven track record in structuring and executing multi-million dollar transactions is essential.Sector Expertise: Strong working knowledge of the real estate development life cycle, property finance, and land sales. Experience with Special Economic Zones or large-scale master-planned communities is a distinct advantage.Education: A Bachelor's or Master's degree in Business Administration, Finance, Real Estate, or a related quantitative field.Skills: Exceptional financial modeling, analytical, and presentation skills. Proven ability to negotiate and manage complex contractual terms.Attributes: Highly commercial, strategic thinker, excellent English communication skills, and the capacity to engage credibly with senior management and international investors.
