Your positive, professional, and consistent personal interactions make AvalonBay a great place to work.The RoleThe Senior Project Manager is responsible for managing multiple multifamily construction projects, including new construction, redevelopment, and capital improvements. This role involves developing budgets, creating construction schedules, formulating operational plans, and assembling and supervising field staff. The Senior Project Manager provides leadership, oversight, and training for all construction personnel while ensuring projects meet budget, schedule, quality, and safety objectives.Essential Job FunctionsGeneral Management:Oversee all aspects of construction projects, ensuring compliance with industry-standard project management processes for budget, schedule, and qualityDevelop and manage Class I, II, and III budgets for construction projects, including hard costs, schedules, and contract pricing estimatesCollaborate with development teams and consultants to assess constructability, provide budgets/options, and ensure adherence to local, state, and federal codesPrepare and manage bid packages, subcontractor scopes of work, bid analyses, contract documents, and subcontractor change ordersEnsure completion of monthly construction reports detailing costs, progress, approvals, and highlightsIdentify and address root causes of hazards, delays, and quality issues, implementing solutions to mitigate future risksOversee project closeout, including the organization of final documents such as Certificates of Occupancy, As-Built Drawings, and consultant sign-offsEnforce compliance with safety practices and regulations at all levels of the projectPlanning And SchedulingDevelop and maintain construction schedules for multiple projects, ensuring timely completion within budgetAnticipate and address potential cost impacts or savingsUtilize project management tools and processes to set goals, track progress, and communicate updatesPrepare and track field status and progress in collaboration with Project Managers and SuperintendentsRelationship ManagementAssemble, manage, and support field staff and subcontractors, providing leadership and trainingFoster collaboration and clear communication with Asset and Development teams to align on construction status and timelinesBuild and maintain relationships with stakeholders, including architects, inspectors, subcontractors, suppliers, and municipalitiesCoordinate with local, state, and federal officials to ensure compliance and acquire necessary permits and approvalsLead and motivate project teams to deliver work safely, on schedule, and within scopeEducationMinimum Qualifications:Bachelor’s degree preferred in Engineering, Architecture, Construction Management, or BusinessCertifications And LicensesValid driver’s license and automobile insurance, where applicableOSHA 30 CertificationCPR/First Aid CertificationRecommended: PMP Certification, Superintendent and/or Site Safety Manager LicenseExperience10+ years of progressive construction experience, preferably in multifamily, residential, or commercial projectsComprehensive knowledge of all construction phases, including design, project cost accounting, and field managementSkills And AbilitiesProven leadership skills with the ability to prioritize, organize, and manage workloads effectivelyStrong interpersonal skills, with the ability to communicate clearly, multitask, and remain composed under pressureAnalytical and problem-solving skills with an eye for identifying and mitigating risksProficiency in project management software and tools such as Microsoft Project, Procore, Bluebeam, and AutoCAD (preferred)Familiarity with applicable building codes, OSHA guidelines, and local jurisdiction policiesPhysical Demands And Working EnvironmentFrequent standing, walking, stooping, kneeling, and climbing ladders/stairsAbility to lift, push, and pull up to 30 lbsExposure to construction site conditions, including temperature variations, dust, and noiseWork ScheduleEvening and weekend work may be required to meet project deadlinesPeriodic exposure to hazardous conditions requiring protective equipment and trainingHow AvalonBay Supports YouWe know that our teams are the beating heart of our success and we’re committed to showing our appreciation.We OfferComprehensive benefits — health, dental and vision, 401(k) with company match, paid vacation and holidays, tuition reimbursement, an employee stock purchase plan and more.
