PurposeThe Internal Auditor Real Estate Development ensures robust auditing of financialtransactions and controls for the company Asset Managements real estate developmentprojects. Reporting to the Head of Finance, the role supports accurate project auditing,compliance with UAE regulations, and integration with the Office Management System andOracle Enterprise Resource Planning to ensure transparency, without overlap with humanresources, administrative, or marketing functions.2. Key ResponsibilitiesProject Audit Execution: Conduct audits of real estate project transactions,including land acquisition, construction costs, and milestone payments, ensuringaccuracy.Control Assessment: Evaluate internal controls for budgeting, procurement, anddisbursements, documenting findings in the Office Management System.Compliance Verification: Ensure adherence to Real Estate Regulatory Agency,Dubai Land Department guidelines, escrow covenants, and internal policies.Financial Reporting Audit: Review project cost reconciliations and financial reportsfor accuracy, supporting month-end closures.Oracle ERP Oversight: Audit Oracle Enterprise Resource Planning implementation,ensuring financial controls align with project objectives, logged in the OfficeManagement System.Risk Evaluation: Assess risks related to project delays, cost overruns, and related party transactions, recommending mitigation strategies.Audit Reporting: Deliver quarterly audit reports with risk rankings and actionablefindings to the Head of Finance and Audit Committee.3. Qualifications and SkillsEducation: Bachelors degree in Accounting, Finance, or Business Administration(required).Experience: 4 - 5 years in internal auditing, preferably in real estate development orconstruction.Skills:o Proficiency in auditing real estate project transactions.o Knowledge of Oracle Enterprise Resource Planning for audit trails andcontrols.o Familiarity with Real Estate Regulatory Agency, Federal Tax Authority, andescrow regulations.o Advanced Microsoft Excel skills for financial analysis and reporting.o Strong analytical, report-writing, and communication skills.Attributes: Organized, detail-oriented, discreet, and adept at meeting audit deadlines.4.
