Head of Asset Management for Hospitality

About The RoleWe are seeking a dynamic and strategic Head of Asset Management to lead the performance optimization of our hospitality portfolio across Sri Lanka. This role will be responsible for maximizing asset value, driving profitability, and ensuring long-term sustainable growth across our hotels and resorts. The ideal candidate will bring strong financial acumen, deep operational understanding of hospitality, and proven experience managing multi-property portfolios.Key ResponsibilitiesAsset Performance & StrategyDevelop and execute asset management strategies to maximize financial returns and long-term value.Oversee hotel performance, analyzing KPIs, budgets, forecasts, and market trends.Lead annual business planning and performance review processes across all properties.Identify underperforming assets and implement improvement plans.Financial OversightReview monthly profit & loss statements, cash flows, and capital expenditure proposals.Ensure alignment of property-level financial plans with overall investment objectives.Conduct ROI analyses for refurbishments, repositioning, and expansion projects.Owner & Operator RelationsServe as the key liaison between ownership and hotel operators/brand partners.Monitor operator performance against management agreements and negotiate performance metrics where necessary.Ensure compliance with contractual obligations, brand standards, and operational deliverables.Capital Planning & ProjectsGuide long-term capital planning, renovation priorities, and asset enhancement strategies.Work closely with development, project, and operations teams during capex projects.Evaluate feasibility studies for asset upgrades and new investments.Market IntelligenceStay updated on industry trends, competitive landscape, and tourism dynamics in Sri Lanka and the region.Provide insights and recommendations to senior leadership on market opportunities.Qualifications & ExperienceBachelor’s degree in Business, Finance, Hospitality Management or related field; MBA preferred.10+ years of experience in hospitality asset management, hotel operations, investment analysis, or related fields.Proven track record managing multi-property hospitality portfolios.Strong financial modelling, analytical, and strategic planning skills.Excellent negotiation, communication, and stakeholder management abilities.Experience working with international hotel brands and operators is a strong advantage.Personal AttributesStrategic thinker with strong commercial acumen.Hands-on, detail-oriented, and solution-focused.Strong leadership presence with the ability to influence across multiple levels.Comfortable working in a dynamic and fast-paced environment.Why Join Us?Opportunity to lead and shape a growing hospitality portfolio in one of Asia’s most exciting tourism markets.Collaborative, high-performance work culture.Competitive compensation and benefits.
