This is a great opportunity for someone who aspires to develop her/himself and become part of an innovative and vibrant team of hospitality professionals who aim high!The Maintenance Manager is responsible for ensuring the efficient operation and maintenance of all physical assets within the hotel. This role requires a combination of technical expertise, leadership skills, and the ability to manage resources effectively. The key responsibilities of this position are the general administration of the Maintenance Department, including proper maintenance and repair of all buildings, fixtures, fittings, and equipment as technical improvements, preventive maintenance and utilities consumption control. The post holder provides a professional, advisory and executive support service to the General Manager to assist in meeting the strategic goals of the establishment.Main Responsibilities & AccountabilitiesLeadership ActivitiesRecruit, train, and supervise a team of maintenance staff, including technicians, electricians, plumbers, and HVAC specialistsPreparing work schedules and annual leave schedules within budget, business expectations and guidelines of the appropriate industrial legislationAttending daily morning briefingConducting daily briefing and distributes work assignmentsConducting monthly departmental meetings to keep MA staff informed and to seek feedbackPreparing and attending to profit and loss and variance analysis for departmental financial performanceLeading meetings and analyzing performance and ways to improve performanceParticipating in Corporate Social Responsible activitiesConducting training for Maintenance and other departmentsTroubleshooting and ResponsePlanning, designing and implementing minor projects, to improve efficiency or reduce other operating and maintenance costsDefining project and equipment specifications, estimating costsMaintaining the upkeep, rehabilitation, and maintenance of the entire hotel facility including the physical building structure mechanical, electrical, HVAC systems, and related equipmentTroubleshooting and repairing failed pieces of equipment - minor fixesSupervising and ensuring the installation of new equipment, based on company's policies and standardsEnsuring the availability and functionality of all equipmentPlanning and implementing a preventive maintenance system to try and achieve zero defects for all equipment in the hotelMaintenance and Performance ImprovementOverseeing the maintenance tasks, work orders and special projects ensuring proper completionPreparing, scheduling, coordinating and monitoring engineering projectsMonitoring utility consumption and suggesting improvement actionsDeveloping and implementing pro-active equipment maintenance and upgrade scheduleMonitoring and ensuring compliance to applicable codes, practices, QA/QC policies and performance standards and obtaining relevant certificatesReviewing engineering deliverables and initiating appropriate corrective actionsDeveloping, implementing and managing energy conservation programs for the property to minimize expensesDepartment OperationControlling and monitoring availability of Maintenance services to other departments as and when required and periodic Facilities Inspections and Checklists for Guests and Public areasManage an organized inventory of spare parts, tools, and equipment, ensuring that supplies are readily available for maintenance tasksNegotiating, signing and verifying maintenance contracts and invoicesCalling and liaising with contractors & consultants regarding exact requirementsEnsuring that maintenance and repairs subcontracted out, are executed in accordance with agreed contracts terms and fees or chargesImplement cost control measures without compromising service qualityCompleting and updating annually Standards and Procedures for MaintenanceDriving the Maintenance quality assurance programRequirementsA bachelor's degree in Engineering, Facilities Management, Mechanical Engineering, Electrical Engineering, or a related fieldA minimum of 5-7 years of relevant experience in maintenance management, particularly in roles overseeing a maintenance team and hotel facility operationsPrior experience in maintaining and troubleshooting mechanical, electrical, HVAC systems, and building structures, as well as knowledge of project management and preventive maintenanceStrong leadership, supervisory, analytical, and project management skills Knowledge of local, regional, provincial and federal laws and regulations Proficiency in Microsoft Office Suite for data analysis and reportingA strong technical background with knowledge of mechanical, electrical, HVAC systems, and building structures is essential for overseeing maintenance and troubleshooting issuesThe ability to lead and manage a team of maintenance staff, set expectations, provide guidance, and ensure the team's efficiencyDisplay emotional maturity and sensitivity in dealing with othersProficiency in managing resources effectively, including inventory control and budget managementStrong problem-solving skills for troubleshooting equipment failures and finding solutions for minor fixesCompetency in planning, scheduling, coordinating, and monitoring engineering projects to ensure they are completed successfullyExperience with budgetary processes; cost control/revenue maximization The ability to monitor utility consumption and suggest improvement actions to minimize costsEnsuring compliance with applicable codes, practices, quality assurance and quality control (QA/QC) policies, and performance standards.
