Job DescriptionThe Project Coordinator works in a team environment with Leasing, Design, and Project Managers. The primary responsibilities of this role are to estimate and manage tenant or capital improvement projects from the earliest conceptual phase up to and through final completion and closeout. This may include running multiple projects simultaneously, performing responsibilities such as planning, schedules, executing, acquiring resources, and third-party contractors or consultants to deliver projects according to schedule. This position provides the planning, organization, direction, coordination, and control to successfully deliver on projects assigned.Perks And BenefitsWhen you feel good, you do good. In addition we offer:3 weeks PTOAnnual education allowance of up to $1,000Referral programResidential housing discount after 1 year of continuous employmentFriends and family rates for our Hotel Properties throughout the companyWhat You Will DoResponsible for the successful initiation, planning, execution, monitoring, control, and overall closure of assigned tenant improvement projects as well as assist with other projectsReviews critical path items, manages changes in project scope, identifies potential issues, and devises contingency plans, and quickly adapts or accelerates projects to meet deadlinesCoordinates tenant improvement construction projects, and in collaboration with site staff, subcontractors, architects, and engineersCollaborates in a team environment with Leasing, Design and Project ManagersDrafts and coordinates detailed scopes of work for bid packages and contract awards including subcontractsPlans and schedules project timelines and milestones using appropriate tools and ensure projects are built in accordance with the schedule. budget, plans, and specs approved by the ownership and the architect/engineers/managersDesigns reviews for efficiencies and schedule improvementsDevelops, tracks, and maintains project schedulesIdentifies value engineering opportunities to lower the project budgetManages change orders and invoicing and prequalifies vendors and subcontractorsDevelops and complete punch lists upon project completionCloses out project cleanly and completely within 30 days of project completionParticipate in post-project review with key project personnelPerforms other duties as assignedWhat You BringDemonstrated knowledge of construction and building codesProficiency in MS Outlook, MS Word, MS Excel, and MS WindowsAbility to read, analyze, and interpret prints, architectural drawings, financial and job cost reportsAbility to respond to common inquiries or clarifications from tenants, architects, engineers, and property managersExcellent knowledge of the industry and trends impacting the businessExcellent customer service orientation and excellent interpersonal skillsExcellent oral and written communication skillsStrong negotiation and leadership skillsGood accounting, financial statements, job cost, and cash flowMinimum 2-3 years project management experience preferredSalary Range$75000 - $ 85000 per yearAbout The CompanyOnniFor over half a century, Onni has been building communities for people to live, work, and play.
