The role focuses on increasing asset value, ensuring operational efficiency, and delivering exceptional tenant service.Minimum Requirements Education & QualificationsMatric / Grade 12Bachelor’s degree or equivalent experience (preferred)Estate Agencies Affairs Board Competency Certificate – NQF Level 4 (advantageous)ExperienceMinimum 5 years’ experience as a Property Manager within the retail environmentDemonstrated experience in people management and centre operationsStrong financial acumen, including budgeting and reportingKnowledge & SkillsStrategic and analytical thinkerStrong understanding of leases, loan documentation, and property agreementsProficient in MS Word, MS Excel, MS Office; MDA exposure advantageousExcellent written and verbal communicationStrong financial analysis capabilityBehavioural CompetenciesProfessional, credible, and industry-awareStrong self-starter with an independent work ethicResults-driven and solutions-focusedHighly organised with exceptional attention to detailOtherValid Driver’s Licence (Code B)Key Responsibilities ReportingDeliver accurate monthly reportingAnalyse income, expenses, municipal recoveries, and turnover rentalsConduct quarterly operating cost reviewsPlanning & BudgetingPrepare annual budgetsConduct quarterly rental reviewsAssist with business plan development for centresExpenditure & AuditsApprove Capex and Tenant Installation items within authority limitsEnsure Capex policies and procedures are followedManage recovery of operating costs as per lease termsDebtors & Creditors ManagementRegular engagement with Debtors and Leasing teamsOversee arrears, credit control, write-offs, and legal processesTenant ManagementMaintain strong tenant relationshipsEnsure timely lease renewals and letting of vacant spaceMonitor tenant performance, turnover, and merchandising needsNew Tenant OnboardingRecommend letting mandatesConduct lease negotiationsOversee installations and ensure accurate documentationExpense ControlAuthorise payments, maintenance orders, consumables, and municipal accountsManage contractor performance and cost-effectivenessOversee financial management and monthly reportingCustomer Liaison & Public RelationsBuild and maintain strong stakeholder relationshipsSupport centre promotionsEnsure professional engagement with tenants, contractors, and suppliersFacilities, Security & ComplianceOversee repairs and maintenanceManage cleaning and security providersEnsure occupational health & safety complianceDevelop security action plans and emergency readiness initiativesConduct inspections and implement improvementsTeam SupervisionOversee centre personnel and ensure optimal performanceProvide guidance and ensure adherence to operational standards
