About The RoleWe are seeking a capable and driven Project Manager – Real Estate to oversee the planning, execution, and delivery of residential, commercial, and mixed-use development projects across Nepal. The role requires strong technical expertise, on-site leadership, and the ability to collaborate effectively with contractors, consultants, government bodies, and internal teams. The ideal candidate ensures timely completion, quality construction, compliance with local regulations, and efficient use of resources.Key Responsibilities Project Planning & ExecutionLead end-to-end project management from concept design to final handover.Prepare detailed project plans, schedules, resource planning, and construction timelines.Ensure project milestones are achieved within approved cost, time, and quality parameters. Coordination & Stakeholder ManagementCoordinate with architects, structural engineers, MEP consultants, contractors, and suppliers.Liaise with government authorities for permits, approvals, and compliance with Nepal’s building and municipal regulations.Conduct regular project review meetings and share progress updates with senior management. Construction Supervision & Quality ControlMonitor daily on-site activities to ensure adherence to drawings, specifications, BOQs, and quality standards.Ensure strict compliance with workplace safety norms and environmental guidelines.Inspect materials, workmanship, and contractor performance; rectify issues promptly. Budgeting & Cost ControlPrepare project budgets, estimates, and CAPEX plans.Track costs, certify contractor bills, control variations, and ensure budget discipline.Optimize resource utilization to reduce waste and improve efficiency. Vendor & Contractor ManagementEvaluate and appoint contractors, sub-contractors, and suppliers.Review contracts, manage performance, and ensure timely delivery of materials and services.Ensure procurement processes align with project timelines. Documentation & ReportingMaintain all project documentation such as contracts, drawings, permits, change orders, and progress reports.Prepare MIS updates, weekly/monthly progress reports, and handover documents.Manage snag lists and ensure smooth commissioning and handover.Qualifications & Experience10+ years of experience in real estate project management, construction management, or civil engineering.Proven experience in managing mid- to large-scale residential or commercial construction projects in Nepal.Bachelor’s degree in Civil Engineering (mandatory); Master’s in Construction/Project Management preferred.Strong knowledge of Nepal’s building codes, NBC guidelines, municipal regulations, and local construction practices.Experience using project management and design tools (MS Project, Primavera, AutoCAD, etc.).Strong vendor management, negotiation, and cross-functional coordination skills.Key CompetenciesStrong leadership and site management skillsExcellent problem-solving and decision-making abilityHigh attention to detail and quality standardsStrong communication and stakeholder managementAbility to manage multiple contractors and deliver under deadlinesProactive, disciplined, and hands-on working style
